CLT & Timber Home Builders in London

For timber frame and CLT homes in London and the South East, Path-50 builds energy-efficient timber and cross-laminated timber (CLT) homes. Timber construction can help reduce embodied carbon compared with conventional structural systems, and prefabricated components support precise, well-coordinated detailing. We manage and coordinate the design, engineering and construction process, so one team looks after the project.

Path-50 is led by a Certified Passive House Tradesperson and is a member of AECB and the Passivhaus Trust.

Why build with CLT

  • Reduced embodied carbon – Timber construction can help reduce embodied carbon compared with conventional structural systems.
  • Speed on site – Prefabricated panels are made off site and assembled quickly, which means less disruption on tight sites.
  • Precision – Factory-made components allow tight tolerances, which supports airtightness and thermal performance when details are well coordinated.
  • Comfort – Part of a fabric-first build that supports warm, quiet, healthy homes.

Timber is one part of the system

A CLT structure does not deliver performance on its own. Insulation continuity, thermal bridging, airtightness, ventilation and site quality all need to work together. We coordinate critical junctions and details before they reach site, and check them during the build.

What we build

  • Bespoke new homes and custom builds
  • Extensions and additional storeys
  • Passive House and low-energy homes (certification where a project is going through it)
  • Straw-bale (EcoCocon) wall systems where they suit the design

Common Questions

What is CLT?

Cross-laminated timber is made of layers of wood glued crosswise into strong solid panels, used for walls, floors and roofs.

Yes. CLT is a widely used engineered building material, and designs must meet building regulations, including fire safety.

It can, when the whole building is designed for it. Insulation, airtightness, thermal bridging, windows and ventilation all need to work together.

No. London is our base, and we work across the South East, including Surrey, Berkshire, Buckinghamshire, Hertfordshire and Oxfordshire.
